How do you find your deals?
Mostly off-market, through long-standing local relationships, agents and direct-to-vendor contact, rather than waiting for stock to appear on Rightmove. It's how we find opportunities that genuinely stack up, often before they reach the open market.
What kind of returns can I realistically expect?
It depends entirely on the strategy and the specific deal, so we won't quote a one-size-fits-all figure or promise a headline number. What we will do is be straight with you about what's realistic for the routes that suit your goals, and show you how the numbers actually stack up on a real opportunity.
Is now a good time to invest in UK property?
We focus on fundamentals rather than trying to time the market. Across Bedfordshire, Hertfordshire and Buckinghamshire there's strong rental demand and a long-standing shortage of good housing, which is what underpins a solid investment. The right deal in the right area matters far more than the headlines.
What strategies do you work with?
Buy-to-let, HMO conversions, serviced accommodation, and land & development. We don't push one model. On the call we'll match the strategy to your goals, your timeline, and how involved you want to be.
What are the risks, and how do you manage them?
Like any investment, property carries risk, including voids, interest rates, planning and build costs. We manage it with thorough due diligence, conservative numbers, and controlling the whole chain ourselves, from sourcing through to letting. You'll always get a straight view from us, not a sales pitch.
Where do you operate, and how much do I need to get started?
Our core area is Bedfordshire, Hertfordshire and Buckinghamshire, which we know well and work in every day. The entry point depends on the route that fits you, which is one of the things we'll talk through on the call rather than quoting a single figure.
